This week we want to talk about the importance of loving your local area as well as including upcoming offers and events from the shops and businesses on our street on Old York Road.

The Tonsley's has long been seen as a popular place to live by families, not only because of the wonderful homes but because of the community atmosphere that emanates from the locals. Many people meet up in local establishments such as the ever-popular Alma pub, and charming cafes like Brew and Konnigans. Recently we have had new niche restaurants coming to the area all offering something a bit different and diversifying our lovely Old York Road, such as the very cool Chit Chat Chai, Little Plates of China and boutique butchers Muddy Boots Co. and the ever-delicious Meat Up.

We spoke to our local shops and establishments to see what they have coming up so we could tell you all about it and you can support your local area!

Brew

 Brew are offering an 'On the Run!' breakfast for neighbours of the area, including a take away breakfast and drink for £5.00 each morning. Choose from a selection of three sandwiches - Egg, Mayo, Avocado; Chorizo with folded eggs or a classic BLT.

Chit Chat Chai

Our new funky Indian street-food restaurant is offering any group of 6 diners a free bottle of wine with their meal! Also, if you're into cocktails try out their 'Bombay Express' a chai infused cocktail drink to start the weekend off right!

Konnigans

Neighbours of the area are invited to come in on a Thursday for 20% off your meal or if you if feel like hibernating in this winter weather, you can now order through Deliveroo for your favourite Konnigans meal!

MeatUp

To celebrate the launch of their new menu this week, have your starter on them! Join MeatUp on Monday, Wednesday and Thursday and choose one of six sensational starters, as a gift from MeatUp to you. Just quote "A Little Something Special" when making your booking.

Beer Boutique

On 24 February they will be hosting a beer and movie night, or why not enjoy a drink with some pancakes topped with sweet creations to specifically match each beer on 28th February! They have also just released their very own house beer, brewed by Kitchen Beer Brewing Co. - Memento 4.5% pale ale. Now available both in bottle and on tap!

Anthology

Fashion Boutique 'Anthology' is now selling their spring/summer collection of clothes and accessories from designers such as; Des Petits Hauts, Samsoe + Samsoe and Maison Scotch. Anthology have also announced that they are the sole UK stockists for Amsterdam-based lifestyle label - Fabienne Chapot.

Equivalent to one week's rent, which will be put towards your first month's rent due prior to commencement of the tenancy. 

Deposit

Five Weeks Deposit, where the annual rent is less than £50,000

Six Weeks Deposit, where the annual rent is more than £50,000 

Realm Estates are members of the Deposit Protection Scheme (DPS), further details regarding this scheme can be viewed on their website. If the Deposit is not being held by Realm Estates, your Landlord will confirm details of the scheme they have chosen.

Changes to the Tenancy

Where requested by the Tenant, any changed to the tenancy agreement the charge for this will be up to £50, or reasonable costs incurred if higher.

Change Of Tenant

Fee £50.00 (per person)

Payments

All move in monies must be paid to Realm Estates and must be received into our account at least one week prior to the commencement of the tenancy. The funds must be cleared funds and Tenants should be aware that banks generally require three working days for a bank transfer and longer if transferring funds from overseas. We are not able to release keys until all the move in money has been paid and all the Tenants have signed the contract.

Monthly rental payments must be paid by standing order from the second month onwards and only one standing order can be accepted. Therefore, Tenants who share a property will need to set up a house account or organise payments to be made through one Tenants’ bank account, the reference for payment should be the property address. Please do allow three working days for payments to arrive into the payee’s account and it will usually be due on the same day as the commencement of the tenancy.

If during the process something becomes known such as false or misleading information, which you should have informed us, the Landlord can decide they no longer wish to proceed with the tenancy. Realm Estates are unable to refund any monies held if unsatisfactory references are received, deliberate misrepresentation, or attempts by the tenant to alter the terms of the initial proposed contract or if the Tenant chooses not to proceed.
